Bill Bywater - President
The big cheese: Bill Bywater grew up in Orlando and started with the family business back in ’91. Bill was trained and mentored by two of the best office brokers in town Greg Morrison and Ted Bywater. Bill experienced success and began running the business in ’99. He purchased the company from his father in ’01. Bill still spends most of his time on transactions and specializes in office and industrial product, sales and leasing in the Central Florida area. Bill has a wife, Lisa, married in ‘91 and three children.

Ted Bywater entered the real estate development business in 1969 as a managing general partner for Messers, Trammel Crow of Dallas and Frank Carter and Ewell Pope of Atlanta. After developing apartments in Orlando, Florida, he helped form Bradley, Young & Bywater Properties headquartered in Tampa, Florida. They were successful in developing apartments and condominiums in Orlando and Tampa. During this period, he was actively involved in the management of the company's portfolio.
In 1977, Mr. Bywater started The Bywater Company as a full service commercial real estate firm specializing in the sales, leasing and management of retail, office and industrial space. In the 35 years since The Bywater Company was formed, it has been responsible for the sale and leasing of more than ten million square feet of office, retail and warehouse space in addition to its extensive brokerage, investment, management and development activities. The Bywater Company's salesmen have earned it the reputation of being one of the best marketing firms in the area and their client list reads like a Who's Who of American Business. His real estate contemporaries recognize Mr. Bywater as one of the best real estate professionals in the area.
Clark D. Brandt - Senior Commercial Advisor
Clark D. Brandt, a 25 plus-year veteran of the Florida commercial real estate industry, specializing in user brokerage sales, tenant representation, leasing and investment property sales. He possesses a wealth of real estate and corporate knowledge, skilled in project planning, trend analysis and excellence to details maximizing clientele value and expectations. Christi Davis, CCIM - Senior Commercial Advisor
Christi joined The Bywater Company in November 2014 with over 20 years of experience in the commercial real estate industry, specializing in the leasing and sales of office, medical, and industrial properties. She was previously with Morrison Commercial Real Estate as a Vice-President for over six years. Prior to joining Morrison, she was with NAI Realvest as a Shareholder/Principal for over eight years. One of her most recent projects included the Suntech Commerce Park, Lake Mary, FL, where she took the 225,000 SF office/industrial project’s occupancy level from 60% to over 85% within an 18-month period. To date, Christi has closed over 400 lease and sale transactions valued at over $70,000 million.
Charles E. Buhler, CCIM, MAI - Senior Commercial Advisor
Chuck Buhler has 30 years of experience working in Florida's commercial real estate market. He has been a commercial real estate appraiser since 1986 and has tremendous experience with a variety of retail, office, industrial, multi-family, vacant land and special use properties. He joined The Bywater Company to put his broad-based knowledge and his research and analytical skills to work on the brokerage side of the commercial real estate industry. Chuck is qualified to assist his clients with advanced analysis such as DCF analysis using Argus. Chuck was a principal of Chief Appraisal Services, Inc. for 20 years and in 2016 he formed Buhler & Associates LLC, to keep his valuation skills and knowledge strong while pursuing brokerage. Chuck has earned the CCIM and MAI commercial brokerage and appraisal designations.
Cindy Noble—Property Manager/Comptroller
Cindy joined The Bywater Company in 1985 and she is our property manager and functions as the company Comptroller. Cindy is a principal member of the Building Owners Management Association. Cindy has earned the BOMA Real Property Administrators designation (RPA), is a UCF Graduate and holds a salesperson real estate license. Cindy is responsible for the overall functioning of the Property Management department including tenant relations, accounting, collections and maintenance requests.
Pam Carter - Associate
Pam has been in commercial real estate in the Orlando Market since the inception of The Bywater Company in 1977. After honing the necessary skills of research and administering commercial real estate, in 1987 she entered commissioned sales. Within six months, thereafter, she successfully completed her first sale by selling the Racquet Ball facility on Adanson St to Adventist Health Systems, setting the basis for the two companies long-term relationship. Since that sale, through the years, she has been fortunate enough to facilitate several commercial-industrial sales and leases in Central Florida; some of such distinction as the “largest square footage industrial sale” , which was the sale of 100,000 sf facility at OrlandoWest Industrial Park.
Quereshi Delvalle - Admin
Quereshi Delvalle serves in an administrative role for the company and provides assistance and support to both staff and clients.
Patricia Stoner - Property Management Accountant
Pat joined The Bywater Company in 2012 and she is the property management accountant. Pat is primarily responsible for the extensive financial reporting required for third party management. She has developed positive relationships with owners, tenants and vendors and earned the trust of all she works with. With more than 20 years of experience and as a graduate of Anne Arundel College in Maryland, Pat is always ready to meet any new challenges.
Theresa Nutter Minta - Property Management Accounts Receivable and Accounts Payable
Theresa joined The Bywater Company in 2013 and she is responsible for rent collections and invoice payment. Her bubbly personality and attentiveness to detail makes her a natural for employment at The Bywater Company. A graduate of Seminole State College, Theresa is currently seeking an advanced degree in accounting.
Jay Bywater - Assistant Property Manager
Jay Bywater graduated from the University of Florida in the spring of 2017 with a Bachelor’s Degree in Finance. Jay also worked as a maintenance technician for The Bywater Company between 2011 and 2014. He has now been hired as the Assistant Property Manager under Cindy Noble. He coordinates the field service activities for the dozens of properties managed by The Bywater Company.
Doug Haley—Property Engineer
Doug joined The Bywater Company in 2005 and he is a property engineer. A resident of the Sanford area, Doug is the primary engineer for all Bywater managed properties north of downtown. Doug makes scheduled site visits to insure the appearance of the property is maintained. He is responsible for diagnosing and supervising maintenance activities on all the Bywater managed properties.
James Grant—Property Engineer
James joined The Bywater Company in 2008 and he is a property engineer. A resident of the Kissimmee area, James is the primary engineer for all Bywater managed properties south of downtown. James is on property as scheduled to insure the appearance of the property is maintained. He is responsible for diagnosing and supervising maintenance activities on any of the Bywater managed properties.
